Good advice includes the following:  Always consider all angles before you leap.  A deal that sounds too easy, or too good to be true, probably is.  And you get what you pay for!  In order to cover all the bases, you will probably read books, articles, and visit other web sites.  Be careful of the ones that sell sign kits, home magazine ads, or discount MLS services. Any site with an axe to grind may be misleading.  Think hard before you pay anybody a flat fee or a "discount" MLS fee. Read the fine print and you will see that they actually charge 1.5% to 3% for this exposure, and they recommend that you also pay a 3% buyer agent fee if a Realtor bings a buyer.  These supposed "Discount" plans are by companies who may not actually help you sell the house. They are simply offering MLS or print exposure. If you pay this much, you should know that you could get MORE advertising help, and benefits, PLUS personal assistance from an experienced real estate pro - all for the same rate offered in these "For Sale By Owner" plans. This last is why you might want to at least interview a Real Estate Agent. Why?  Because the agent can show you what they do to help you make more money with less work on your part. They have actual data about homes that have sold recently in your neighborhood.  They also know if your area is a HOT area that has enough demand to increase your odds of success in a BY OWNER sale.  Most agents will be honest about this in hopes you will call if your BY OWNER sale does not work out.   Remember, if your neighborhood is not especially hot, it will be hard to buck the trends, even if you do have strong business, finance, legal, and sales experience.  National studies have shown that 85% of home sellers will find that a Real Estate Agent can actually help them make more money, even after paying a commission.  So working with a Realtor is definitely worth a look.    It is a fact that in most neighborhoods, Real Estate Agents tend to sell homes faster, on average, and for more money, than a sale By Owner.
